Eolia




El proyecto se concibe como un volumen unitario fragmentado estratégicamente mediante grandes espacios colectivos que definen el carácter espacial, social y climático del edificio. Estos vacíos horadan el edificio en todas las plantas y funcionan como espacios de relación que conectan visualmente el interior vecinal con la ciudad exterior y con la plaza ajardinada interior de la manzana. Al mismo tiempo, estos vacíos sirven como dispositivos pasivos de captación de luz y ventilación, con una disposición que genera un recorrido interior para la regulación térmica del conjunto.
 

La organización de las viviendas en torno a un distribuidor central, abierto a los grandes huecos, refuerza la dimensión comunitaria y climática del proyecto. Las viviendas se diseñan desde la optimización espacial, funcional y energética. Cada una dispone de una terraza privada donde confluyen todas las estancias principales.


El edificio se convierte en un organismo poroso, sensible a su orientación y contexto; capaz de ofrecer confort social y ambiental a través de espacios y estrategias diseñadas para el encuentro y la regulación climática de todo el edificio.





	



Eolia



The project is conceived as a unitary volume, strategically fragmented through large collective spaces that define the spatial, social, and climatic character of the building. These voids perforate the structure across all floors and act as relational spaces that visually connect the interior with both the surrounding city and the landscaped courtyard at the heart of the block. At the same time, these voids serve as passive devices for capturing light and ventilation, arranged to generate an internal airflow path that regulates the thermal performance of the whole.

The organization of the dwellings around a central corridor, open to the large voids, reinforces the project’s communal and climatic dimension. The housing units are designed with spatial, functional, and energy optimization in mind. Each one includes a private terrace that brings together all of the main living spaces.


The building becomes a porous organism, responsive to its orientation and context, capable of offering both social and environmental comfort through spaces and strategies designed for encounter and for the climatic regulation of the entire structure.

Somos de Pino




SOMOS DE PINO consiste en un hito urbano, destinado a ofrecer un 
espacio domestico para la interacción y el encuentro. Un gran patio
central reúne la actividad de sus habitantes, que acceden a sus espacios más privados a través de unos miradores y pasarelas. Las 40 viviendas se complementan con
espacios comunes de calidad, distribuidos desde la planta baja hasta la terraza, para potenciar la vida comunitaria con zonas de actividad social, deportiva, de trabajo y de servicios.

El edificio se diseña bajo criterios de alta eficiencia energética, con una
autosuficiencia lograda mediante la combinación de sistemas pasivos de
ahorro y sistemas activos, donde destaca la instalación de paneles fotovoltaicos en cubierta. El sistema estructural consiste en un entramado
de madera CLT en pilares, vigas y muros, reduciendo el uso de hormigón
armado y, por consecuente, minimizando la huella de carbono. La fachada, de cara a continuar la sostenibilidad y buen mantenimiento
del edificio, combina las zonas vidriadas con un revestimiento cerámico en
tonos claros. Estos sistemas redundan en la racionalidad y viabilidad del
proyecto.

Soria es tierra de madera, cuestión que ha marcado
la impronta cultural y económica de esta ciudad desde tiempo atrás.
Ámbitos tan diversos como los poemas de Machado, la tradicional Pingada del Mayo, la arquitectura popular rural o el excelente pulso económico del
sector primario, hacen de la madera un signo de la identidad soriana.
SOMOS DE PINO se construye sobre la tradición de la ciudad; SOMOS DE PINO se fabrica desde la materia prima del lugar.















	



Somos de Pino



SOMOS DE PINO consists of an urban landmark, designed to offer a domestic space for interaction and meeting. A central large garden unites the activity of its inhabitants, who access its most private spaces through viewpoints and walkways. The 40 dwellings are complemented by quality common spaces, distributed from the ground floor to the terrace, to promote community life with areas for social, sports, work and of services.

The building follows the criteria of high energy efficiency, with self-sufficiency achieved through the combination of passive saving systems and active systems, with the installation of photovoltaic panels on the roof. The structural system consists of a CLT wood framework in pillars, beams and walls, reducing the use of reinforced concrete and, consequently, minimizing the carbon footprint. The façade, in order to continue the sustainability and good maintenance of the building, combines the glazed areas with a ceramic coating in light tones. These systems emphasize the rationality and feasibility of the project.

Soria is a land of wood, an issue that has marked the cultural and economic imprint of this city for some time. Areas as diverse as Machado's poems, the traditional Pingada del Mayo, the rural architecture or the excellent economic pulse of the primary sector, make wood a sign of Soria's identity. SOMOS DE PINO is built on the tradition of the city; SOMOS DE PINO is manufactured from local raw materials.

Cien terrazas y un jardín




CIEN TERRAZAS Y UN JARDÍN es una apuesta hacia una vivienda colaborativa que intensifica la convivencia entre jóvenes. Los usuarios acceden a sus viviendas y a las zonas comunes a través de galerías abiertas que se abren a la ciudad y permiten la iluminación y la ventilación del corazón del edificio. Cien viviendas y sus cien terrazas completan el programa privado del edificio. El programa residencial cuenta con espacios comunes distribuidos en planta baja y cubierta. La organización del proyecto libera una parte significativa de la parcela para destinarla a un jardín comunitario, que actúa como fuente de luz, aire y encuentro para los residentes y el vecindario.

El edificio se concibe con criterios de máxima eficiencia energética para alcanzar la autosuficiencia a través de la integración de sistemas pasivos y soluciones activas, entre las que destaca la instalación de paneles fotovoltaicos en cubierta. La estructura se resuelve mediante un entramado de madera CLT en pilares, vigas y muros, lo que reduce significativamente el uso de hormigón armado y, en consecuencia, la huella de carbono. En la fachada, la estrategia de sostenibilidad y durabilidad se materializa en una combinación de superficies acristaladas y revestimiento cerámico. En conjunto, estas decisiones refuerzan la racionalidad constructiva y la viabilidad global del proyecto.





	



One Hundred Terraces and a Garden



ONE HUNDRED TERRACES AND A GARDEN is a commitment to collaborative housing that strengthens coexistence among young people. Residents access their apartments and shared areas through open galleries that face the city, bringing natural light and ventilation into the heart of the building. One hundred apartments and their one hundred terraces make up the private program of the project. The residential program also includes communal spaces located on the ground floor and rooftop. The layout of the project frees up a significant portion of the site to create a community garden, serving as a source of light, air, and social interaction for both residents and the neighborhood.

The building is designed under principles of maximum energy efficiency, aiming for self-sufficiency through the integration of passive strategies and active systems, most notably the installation of photovoltaic panels on the roof. The structure is built with a CLT timber framework—columns, beams, and walls—that significantly reduces the use of reinforced concrete and, consequently, lowers the carbon footprint. On the façade, the sustainability and durability strategy is expressed through a combination of glazed surfaces and ceramic cladding. Altogether, these design choices reinforce the project’s constructive rationality and overall feasibility.

Escenario doméstico
Hoy en día, se reclama una arquitectura con una flexibilidad más allá de lo estrictamente funcional. Se imagina una vivienda esencial, en la que los elementos servidores se reducen al máximo en favor de espacios servidos libres y abiertos, buscando que la adaptabilidad de su uso a lo largo del tiempo sea máxima. Al exterior, esta intención se traduce en un volumen compacto, abierto a norte y sur de forma que la vista lejana de la Sierra de Madrid se convierte en el lienzo de fondo de todas las estancias vivideras. Los materiales, con muro exterior de granito de Colmenar, lienzos blancos, lamas venecianas y cubierta a cuatro aguas de pizarra, junto con el ciprés existente y la lámina de agua que acompaña el conjunto, reivindican los elementos que conformaban las viviendas originales de la colonia Mirasierra al norte de Madrid.Confort y consumo cero
El diseño de la pieza atiende a criterios de ahorro energético y sostenibilidad para acercarse al ideal de una vivienda energética de consumo energético casi cero. Por un lado, de cara a reducir la demanda, se implementan estrategias pasivas tales como la compacidad, el aislamiento, la ausencia de puentes térmicos, la protección solar, una buena orientación, la iluminación natural o la ventilación cruzada de todas las estancias. Por otro lado, las estrategias activas ayudan a minimizar el consumo al máximo, basándose en el empleo de la energía geotérmica para ACS y un suelo radiante/refrescante que, unido al uso de un recuperador entálpico termodinámico para la ventilación mecánica, se encargan de alcanzar el confort climático óptimo en el interior de la vivienda.



	

Domesticity
Nowadays, life demands a really flexible style of architecture beyond the strictly functional.
Casa Mirasierra is an essential house, where server elements are reduced in order to maximize free served spaces, with cross-ventilation and natural lighting, looking for a real adaptability of its use at all times. This idea is translated to the exterior into a clear volume open to the north and south, so that the distant view of the Madrid Mountain Range is always the background of the house.Statement on Sustainability
The design gives special attention to energy-saving and sustainability criteria. On one hand, passive strategies, such as an excellent form factor (Surface/Volume=0.37), thermal insulation, good orientation, lighting and cross-ventilation of all rooms and flexible sun screen systems reduce the energy demand. On the other hand, active strategies based on the use of geothermal energy for hot water and the floor heating system, combined with the use of an enthalpy recovering air vent for the mechanical ventilation, reduce the energy consumption of the building as much as possible.

Escenario doméstico


La rehabilitación de arquitecturas obsoletas o deterioradas presenta una oportunidad de actualización a diferentes niveles, como son el funcional, el estructural o el energético. La renovación de este edificio residencial incide en estos tres factores y lo hace desde la escala general hasta la escala de las viviendas. En cuanto al alcance global, la transformación de las zonas comunes se basa en la mejora de la espacialidad y la funcionalidad mediante la apertura de forjados intermedios, la incorporación de un gran lucernario y la instalación de un nuevo núcleo vertical con ascensor. La transformación de las viviendas ofrece nuevas posibilidades para habitar y disfrutar el espacio doméstico acorde a las dinámicas contemporáneas. Entre las principales estrategias destaca la continuidad y conexión de las zonas más públicas de la vivienda, en un juego espacial que también posibilita la independencia puntual de dichas estancias. 




Rehabilitación estructural





La rehabilitación del edificio permite descubrir un interesante armazón de madera aserrada oculto hasta ahora. Para su actualización, por un lado, se eliminan aquellos elementos que limitan la usabilidad y disfrute de la vivienda en aras de aumentar la amplitud y altura de los espacios útiles. Por otra parte, se consolida toda la estructura restante en una cuidada operación que incorpora vigas de carga de madera y uniones metálicas a medida. Junto a la rehabilitación estructural, la detección de los materiales ocultos hace énfasis en la mejora del confort y habitabilidad en los interiores domésticos, de forma que la fábrica de ladrillo y el entramado de madera constituyen la nueva atmósfera de la vivienda.




Eficiencia energética




La rehabilitación del inmueble incorpora criterios de ahorro energético y sostenibilidad para acercarse al ideal de consumo energético casi cero. Por un lado, de cara a reducir la demanda, se implementan estrategias pasivas tales como la incorporación de aislamiento, la resolución de puentes térmicos y el empleo de elementos con bajo coeficiente de transmitancia térmica. Por otro lado, las estrategias activas ayudan a minimizar el consumo al mínimo. Los paneles fotovoltaicos proporcionan electricidad para el edificio, las viviendas y las bombas de aerotemia, conectadas al ACS y el suelo radiante/refrescante.






	



Domesticity




The rehabilitation of obsolete or deteriorated architectures presents an opportunity for a transformation at different levels, such as functional, structural or energy. The renovation of this residential building affects these three factors from the general scale to the scale of the houses. The transformation of the common areas is based on the improvement of the spatiality and functionality by opening intermediate slabs, incorporating a large skylight and installing a new vertical core with elevator. The transformation of the houses offers new possibilities to inhabit and enjoy the domestic space according to contemporary dynamics. Among the main strategies, the continuity and connection of the most public areas of the house stand out, in a spatial game that also allows the specific independence of these rooms.





Structural rehabilitation
The rehabilitation of the building allows us to discover an interesting frame of sawn wood hidden until now. For its updating, on the one hand, those elements that limit the usability and enjoyment of the home are eliminated, in order to increase the width and height of the useful space. In addition, the entire remaining structure is consolidated in a careful operation that incorporates wooden beams and custom metal joints. Together with the structural rehabilitation, the detection of hidden materials emphasizes the improvement of comfort and habitability in domestic interiors, so that the brickwork and the wooden framework constitute the new atmosphere of the home.




Energy efficiency
The rehabilitation of the building incorporates energy saving and sustainability criteria to approach the ideal of Nearly zero-energy buildings. On the one hand, in order to reduce demand, passive design strategies are implemented such as the incorporation of insulation, the analysis of thermal bridges and the use of elements with a low coefficient of thermal transmittance. On the other hand, active design strategies help minimize consumption to a minimum. The photovoltaic panels provide electricity for the building, the houses and the aerothermic pumps, connected to the SHW and the underfloor heating/cooling.&#38;nbsp;

Vivir en comunidad

El proyecto nace bajo la necesidad de ofrecer nuevos modelos para la vida en comunidad en la ciudad de Soria. La propuesta consiste en un edificio de vivienda colectiva para estudiantes universitarios y jóvenes trabajadores donde el área de circulación de las zonas comunes es un espacio de encuentro abierto, capaz de potenciar la relación vecinal. La construcción consta de dos hileras de apartamentos con un patio central y unas galerías que dan acceso a las viviendas. La diferencia de alturas entre las dos calles colindantes se resuelve de manera eficaz intercalando las cotas de acceso de ambas hileras, a la vez que se produce una mayor interacción entre las diferentes plantas.Todos los apartamentos tienen una distribución semejante, organizada según dos tipologías. La superficie útil de cada vivienda es de 35 m2 y está pensada para responder a las necesidades de jóvenes en régimen de alquiler, pudiendo destinarse a una o dos personas. En el centro de cada apartamento se sitúa el núcleo de locales húmedos con la cocina y el aseo, y alrededor de éste se encuentran el salón y el dormitorio mediante una distribución libre y adaptable.El edificio sigue las pautas de Consumo Energético Casi Nulo mediante la combinación de sistemas pasivos, como el factor de forma compacto, el aislamiento sin puentes térmicos y la ventilación cruzada, y sistemas activos, como los paneles solares fotovoltaicos instalados en cubierta. A nivel material, se emplean sistemas industrializados con construcción en seco, optimizando el consumo energético total.





	



Living togetherThe project consists of a collective housing building for university students and young workers. The circulation area of the common areas is an open space that strengthens the neighborhood relationship. The building is divided in two rows of apartments with a central patio and galleries that give access to each of the houses. The entrance and six apartments are located in the row next to the main street, and the other eight houses are arranged in the opposite row. The height difference between the streets is effectively resolved by interleaving the levels of both rows, while producing a greater interaction inside the patio.The apartments have a similar distribution, organized according to two different typologies. The area of each unit is 35 m2 and is designed to solve the needs of young people on a rental basis, and can be used by one or two people. The kitchen and the bathroom are located in the center of the apartment; the living room and the bedroom are arranged around it with a free and adaptable distribution.The building follows the guidelines of Nearly Zero Energy Consumption by combining passive strategies, such as the compact form factor, insulation without thermal bridges and the cross ventilation; and active strategies, such as photovoltaic solar panels installed on the roof. In terms of the materiality, industrialized systems with dry construction are used to optimize the total energy consumption.

Nuevos modelos de vida
AM80 consiste en la rehabilitación de un edificio de mediados del siglo XX ubicado en el barrio de Chamberí en Madrid. El proyecto recupera dicho bloque residencial para permitir un uso colectivo adaptado a las nuevas demandas, a la vez que respeta el carácter burgués de la arquitectura propia de los distritos más céntricos de la ciudad. La materialización de la reforma se hace eco de esas prácticas innovadoras y sostenibles para adecuar la infraestructura urbana existente a los estilos de vida contemporáneos.







	



New models of life




AM80 consists of the rehabilitation of a mid-20th century building located in the Chamberí neighborhood of Madrid. The project recovers this residential block to allow a collective use adapted to the new demands, while respecting the bourgeois character of the architecture of the most central districts of the city. The materialization of the reform echoes these innovative and sustainable practices to adapt existing urban infrastructure to the contemporary lifestyles.

Espacio comunitario




El objetivo de la intervención es devolver al inmueble su espíritu original y a la vez adaptarlo al estilo de vida actual. Los revestimientos empleados son mayoritariamente cerámicos y permiten resaltan los elementos preexistentes de carácter natural, como los muros de ladrillo o la estructura de madera. De manera específica, al igual que los mosaicos romanos enriquecían los suelos de sus viviendas, en la zona de reunión se utiliza este recurso para potenciar la flexibilidad funcional. Dicha zona consiste en un gran espacio abierto pavimentado mediante un despiece que divide perceptivamente el espacio en seis áreas. La estancia se adapta a usos más íntimos, a la vez que permite la celebración de eventos puntuales de mayor escala.









	

Community space
The objective of the intervention is to return the original spirit to the property and, at the same time, adapt it to the current lifestyle. Just as Roman mosaics enriched the floors of their homes, the project considers this idea to enhance functional flexibility. Thus, the meeting area consists of a large open space paved with an exploded pattern that divides the space perceptually into six areas. The room is adapted to small meetings, while allowing the celebration of bigger occasional events.

Vivienda colectiva


Frente a la vivienda tradicional, el modelo residencial contemporáneo reclama unas estrategias que permitan ampliar la experiencia del habitante, bien en un sentido espacial, social o de sinergias diversas. Reyes consiste en la rehabilitación de un edificio de finales del siglo XIX, característico del centro de Madrid, y que ahora requiere adaptarse a las nuevas demandas de uso. Para ello, el programa de vivienda privada se complementa con unas zonas de uso comunitario. Mientras los apartamentos conservan el espíritu de la casa típica del centro histórico, las partes de uso colectivo reinterpretan las posibilidades funcionales con una zona de reunión, un jardín comunitario y unas circulaciones que incitan la interacción de usuarios dentro del bloque.









	

Collective Housing
Compared to traditional housing, contemporary residential models demand strategies with a different experience of the inhabitant, either in a spatial, social or diverse synergetic condition. Reyes consists of the rehabilitation of a building from the end of the 19th century that needs to be adapted to the current request. While the apartments retain the spirit of the typical house of the historic center, new collective areas reinterpret the functional possibilities with a meeting area, a community garden and some circulations that encourage user interaction within the block. The meeting area, the main shared part, is designed as a space with a maximum flexibility of use and an open spatial configuration.

Mina Viva




Mina Viva consiste en la reactivación  de un espacio que el tiempo y las necesidades han transformado: originalmente una cantera de marés, ahora un jardín para la comunidad. Respetando la mina, el edificio se eleva generando bajo él un espacio verde en toda la superficie de la parcela. Esta estrategia, así como los sistemas constructivos empleados, permiten una vinculación cultural y ecológica con el lugar.

Los tres bloques que conforman la propuesta se organizan en el perímetro del área de movimiento, permitiendo que todas las viviendas y locales tengan doble orientación. El acceso al edificio se realiza mediante unas pasarelas que vuelan sobre la mina. El espacio comprendido entre el edificio y la calle sirve como filtro natural entre lo público y lo privado, generando una protección a nivel bioclimático y acústico.

















	



Mina Viva



Mina Viva consists of the reactivation of a space that time and needs have transformed: originally a quarry of marés, now a garden for the community. Protecting the mine, the building rises, generating under it a green space on the entire surface of the plot. This strategy, as well as the construction systems, allows a cultural and ecological link with the place.

The three blocks that comprise the proposal are organized around the perimeter of the movement plot, allowing all the homes and offices to have double orientation. Access to the building is through the walkways that fly over the mine. The space between the building and the street serves as a natural filter between the public and the private, generating bioclimatic and acoustic protection.
